    This summer, a slew of new restaurants, bars and other entertainment venues are set to open throughout Downtown Detroit, further solidifying the area’s status as a destination for the millennial crowd.

    According to the Detroit Free Press, many of these new hot spots will be located in The Belt, a street-art-lined alley beside downtown’s Z parking garage. The Belt’s creators plan to make their vision of a unique outdoor entertainment and nightlife destination a reality starting in early September.

    Developer and gallery owner Anthony Curis — along with partners Brendon Edwards, Joe Robinson and David Goldman — will open The Skip, an outdoor bar recessed into The Belt’s alley wall, and Standby, a stylish, upscale cocktail bar and restaurant, by Sept. 1.

    Outdoor bars like The Skip are never a bad idea — one recent Study Hall Research survey revealed that 43% of diners aged 25 through 34 will spend more on drinks served at outdoor bars. And The Skip and Standby are just a small slice of The Belt’s eventual offerings, Curis explained. In the future, the alley will become home to even more shops, restaurants and live entertainment events.

    “We fully intend to make this a much larger project,” Curis said. “There are a lot of little puzzle pieces that we’re trying to connect, each one being something that’s really unique — something for everyone.”

    Outside The Belt, Metro Detroit’s newest craft brewery, ROAK Brewing Company, opened its cozy, yet undeniably glam and modern, taproom at 330 East Lincoln on Thursday, July 18.

    The 80-seat tap room arrives just a few months after ROAK Brewing Company first began brewing and bottling its first drafts of beer, which is known for being distinctly hoppy. The company’s Live Wire IPA continues to be its most popular brew, reports MLive.com.

    “(Sales have) totally exceeded our expectations,” co-owner and president John Leone said.

    With places like the pedestrian-friendly offerings of The Belt and ROAK Brewing Company’s craft beer palace, there’s no shortage of places for Detroit residents to check out on the weekends all summer long.

    Ford Motor Co. announced May 2 that it is expanding recalls over a faulty door latch by another 156,000 vehicles. That’s on top of a recall of approximately 390,000 vehicles in late April; altogether, Ford has issued five recalls affecting more than 1.5 million vehicles since 2014 because of door latch issues.

    “The driver’s door can potentially unlatch while the car is in motion, increasing the risk of injury,” Ford representatives said in an official statement.

    One incident has been reported in which a door swung open and hit another vehicle, and two incidents have been reported in which the door bounced back when shut and caused relatively minor injuries. Altogether, National Highway Traffic Safety Administration documents show that Ford has received 69 complaints regarding doors opening while the vehicles in question were in motion. No serious injuries or deaths have been reported.

    Ford reiterated that the issue has not caused total loss of control in any of the incidents, and the recalls were a preventative measure implemented to prevent any potential crashes. Mechanical failure is at play in between 12% and 14% of all auto accidents.

    The recalls cover 2011-2014 Ford Fiestas, 2014 Lincoln MKZs, and 2013-2015 Ford Fusions. The Fiestas and MKZs were all built in Mexico, while the Fusions were built in both Mexico and Michigan. The vehicles were sold in the U.S., Canada and Mexico.

    The most recent recall was announced on the same day Ford CEO Mark Fields met with new NHTSA Administrator Mark Rosekind, who has been touring Detroit facilities and meeting with various automakers about their safety protocols. The NHTSA has investigated over 600 complaints and 1,000 warranty claims on Ford latches since September of last year, upgrading the inquiry in February.

    Despite the recalls, however, Ford is celebrating after April of 2015 was the best April the automaker had seen since 2006. Sales went up by 5%, and the company’s gross profit margin is sitting at 18.58%. Ford also boasts a net operating cash flow that has grown 8.69% since this quarter in 2014.

    House flipping, also known as doing the “fix and flip,” involves purchasing a home in need of repair and restoring it before selling in order to turn a profit. House flippers often put lot of love — or at least a lot of time, money, and labor — into fixing these homes from the inside out, which often includes landscaping. Money magazine wrote that landscaping can bring a recovery value of 100 to up to 200% come selling time. Now that’s curb appeal.

    While housing flipping was once considered the next big thing in real estate — as illustrated by the number of reality TV shows focused on flipping — a new report revealed a steady drop in the practice over the course of the last four years.

    RealtyTrac’s Q4 and Year-End 2014 U.S. Home Flipping Report revealed that 136,269 U.S. single family homes were flipped last year, which equates to 5.4% of all single family home sales. While that may seem like a high number of flipped homes, in reality, it’s the lowest share of flips since 2011.

    A grand total of 32,578 U.S. single family homes were flipped in the fourth quarter alone, representing just 5.3% of all single family home sales during that quarter. The 5.3% share of flipped homes in the fourth quarter had increased by 11% from the previous quarter, but was still down 12% from only a year ago.

    The average gross profit, or the difference between the original purchase price and the final flipped price, for completed flips of single family homes in the fourth quarter came in at $65,993, which represents 37.1% gross return. This was an increase from the average gross profit of $65,285, or a 36.5% gross return, in the third quarter, and an average gross profit of just $63,017, representing a 36.4% gross return, in the fourth quarter of 2013.

    So, why the sudden drop?

    “Investors have picked much of the low-hanging fruit when it comes to home flipping over the past three years since home prices bottomed out in the first quarter of 2012,” explained Daren Blomquist, vice president at RealtyTrac. “As home price appreciation slows to single digits in most markets, flippers need to be more selective and creative about the properties and neighborhoods they target.”

    Zip codes with the highest share of Q4 house flips in the report include Detroit, Los Angeles, Memphis, and Miami. Among those zip codes with at last 10 single family home flips that were competed in the fourth quarter of 2014, there were 10 in which flip made up 25% of all single family home sales during that quarter. Metropolitan areas with top 10 zip codes for share of flips in the fourth quarter were Detroit, Los Angeles, Memphis, Miami, Jacksonville, Florida, Tampa and San Diego.
